What Building in Sunriver Involves
Sunriver is unincorporated Deschutes County for building permits, so plan review and inspections run through the county. On top of that, the Sunriver Owners Association Design Committee reviews exterior projects through a formal submittal process, and SROA requires contractor registration. Two approvals, two timelines — and skipping either one stops a job cold.
We work inside the SROA design review and submittal process from the start: exterior scope documented the way the committee expects it, submittals prepared up front, and registration handled before crews show up. That front-loading is what keeps a Sunriver project from stalling halfway through.
Much of Sunriver is vacation rental and second-home property, which changes the calculus on scheduling and on materials. We plan turnaround work between rental seasons where the calendar allows, and we spec finishes that hold up to guest traffic rather than assuming a single careful owner.
Sunriver's high desert climate brings large freeze-thaw swings, big day-to-night temperature shifts and dry air. Decks and roofs get detailed for snow load, exterior assemblies are built to tolerate movement, and wildfire-resilient material choices are worth serious consideration in a wooded setting like this one.
